——以西安某城市综合体项目为例

摘要
城市综合体的设施选址是地产开发商的主要决策项之一,合理的选址布局将会对项目的经营业绩和未来的发展态势起到关键性的作用。论文运用工业工程理论及系统分析工具,建立城市综合体截流选址模型,结合具体实例,验证其在设施选址中的有效性,为国内开发商进行城市综合体设施选址提供理论指导,也对其它选址类问题有一定借鉴作用。论文主要研究内容如下:
(1)城市综合体选址影响因素分析。在对城市综合体的选址进行定性分析的基础上,针对城市综合体的特点,选址识别其内外部因素,外部影响因素包括人口状况及购买力、城市基础设施、公共交通设施条件、商业竞争环境,内部影响因素包括建筑设计、停车位、商品或服务的价格、建筑体量、服务设施与顾客的距离。
(2)基于贪婪算法城市综合体截流选址模型的构建。在基本的截流选址模型的基础上,引入城市综合体的流量分配模型,构建了利润最大化下的城市综合体截流选址模型,并设计了算法的具体求解步骤。
(3)实证研究。针对西安某城市综合体项目设施选址存在的问题,在详实的调研数据支持下,通过贪婪算法进行了验证,得出了案例的最优选址点及路径图。通过启发式算法与枚举法平均运行时间的对比,证明了本案例采用贪婪算法的效率优势。

Abstract
The facility location of the plex is one of the main decision-making items, and the reasonable location layout will play a key role in the project management performance and future development trend.
