广州市保障房现状及发展趋势分析
摘要
改革开放以来,我国房地产业发展迅速,城镇居民居住条件得到了较大的改善。然而,在我衡、社会保障机制不完善的大背景下,房地产业过度的市场化政策使得城市中低收入者、城市新流入人口买不起房、出现住房难的问题,造成了现代社会名副其实的住房弱势群体。广州作为中国经济最为发达的城市之一,在保障性住房建设过程中同样存在着相应的问题。
本文通过阐述广州目前保障性住房建设的现状,重点分析了由于资金问题、规划问题和管理体制等原因导致的保障性住房保障失利的问题,并且针对广州保障性住房建设从空间规划、融资渠道、管理服务机制以及法律法规建设等几大方面提出了相关对策。

ABSTRACT
Since the reform and opening up, China's rapid development of real estate industry, urban residents living conditions are improved greatly. However, in our country social interests distribution pattern imbalance, social security mechanism is not perfect background, the real estate industry of excessive market policies made the city of low e, city new people cannot afford to buy into the room, appear housing the difficult question, caused the modern social vulnerable group housing worthy of the name. Guangzhou as China's economy is one of the most developed city in affordable housing construction process there is the same in the relevant question.
This paper expounds on the Guangzhou at present the situation of the construction of the affordable housing, and analyses the because of the money, planning and management system, and so on for causes of affordable housing guarantee defeat, and affordable housing construction in Guangzhou from space planning, the financing channels, management service mechanism and laws and regulations construction and so on several big put forward relevant countermeasures.
