摘要
迪拜危机是在2009年由于迪拜政府宣布推迟偿付债务进行债务重组而引起的,在政策性导向和金融危机的双重原因下,导致迪拜房地产泡沫破裂,房价大跌,成品房成交数量锐减,资金及投资者大量撤出,经济结构也因此发生巨大改变的债务危机。此次危机对当地房地产业和世界经济都造成了巨大的影响。在此次危机中,中国的房地产市场也受到了严重的冲击,同时我国房地产市场本身也存在着许多的问题。因此通过研究迪拜债务危机对其房地产行业的影响,对比本国的房地产业的情况,发现我国房地产市场存在的问题,以希望能起到一些警示和借鉴作用。
本文介绍了迪拜危机的起源、发展以及现状,通过剖析迪拜危机对房地产业的在量、结构等方面的影响,得出一些对我国房地产业健康发展有益的建议。

ABSTRACT
Dubai crisis is a debt crisis,leading to Dubai’s real estate bubble breaking,
its prices and transaction population declining,funds and investors quiting,eco-
nomic structure dramatically dubai government announced the delay on debt restructuring debts in 2009,in the policy orientation and the financial crisis under the double crisis has caused great influence on the local real estate and the world this crisis,china’s real estate mar-
ket suffered serious impact,while our real estate market itself also exist many through the study on the dubai debt crisis of the influence of real estate pare to the situation of our real estate market,and find some hope to we can get some warning and referece.
This paper introduces the origin and development of dubai crisis,by analyz-
ing the influence of dubai crisis on its real estate in quantity,structure,
we can conclude some suggestions benefite to the healthy development of our country’s real estate market.

引言
2007年,迪拜的房地产建筑业约占到迪拜的国民生产总值20%,当地房地产价格上涨了近5成,泡沫化程度十分严重。随着2009年11月的迪拜危机的发生,迪拜房价大幅下降,房地产业的稳定开始动摇,大量的建设项目停工或者被取消。危机对当地的房地产业造成了巨大的影响,同时对我国房地产业的发展也具有借鉴意义。近年来,我均增幅已超过100%,泡沫风险很大。迪拜危机的教训告诉我们房地产市场与经济发展有着极其紧密的联系,因此我们有必要针对其进行分析研究,在分析我国房地产业的现状的基础上,得出其对我国房地产业发展的影响。
