杭州市余杭区临平金都夏宫项目可行性研究
摘要
随着社会经济的逐步发展和市场制度的逐步完善,我国成功地完成了以住
房为主体的房地产业从计划经济模式向市场经济模式的转型。然而,我国发展市
场经济模式房地产业的历史还较短,市场发育还不够成熟健全,种种不利于开发
商的一系列措施的出台和项目全成本管理机制的不成熟等等,这些都使开发商
面临着前所未有的风险。对项目进行可行性分析,可以使开发商提前了解项目开
发中可能面临的风险和预测未来的效益,提前采取相应的措施去规避或实施。
本文共分为四个部分,第一部分介绍了本文的研究背景、研究的目的和意
义;第二部分对项目可行性分析相关内容进行了理论方面的综述;第三部分,
即本文的主要部分,对夏宫项目从市场调研分析、项目综合定位、投资估算、财
务分析等几个主要方面具体进行了分析;最后一部分为对本文的研究总结。

Abstract
Since the founding of New China, China pleted the real estate
industry as the main body of housing from a planned economy to a market economy
transformation. However, China's development of a market economy is also a short
history of the real estate industry, the market is not mature enough healthy growth,
particularly the recent frequent the "prime sites" phenomenon and the project-wide
cost management system immaturity, etc., which have allowed the development
providers face unprecedented risks. The project feasibility analysis that allows
developers to advance understanding of project development may face the risks and
benefits of predicting the future in advance to take appropriate measures to
circumvent or implementation.
This paper is divided into four parts, the first study of this article describes the
background, purpose and meaning; the second part of the project feasibility
analysis related to the content of the theory of synthesis; third part, that is the main
part of this article, on the Summer Palace projects from market research analysis,
project integrated positioning, investment estimation, financial analysis, and
several other key aspects of the specific analyzed; the last part of this research for
the right conclusion.
