【中文摘要】本文从西方现代城市更新运动的发展演变中,总结出城市更新运动的规
律和趋向,再运用对比分析法,得出工业区现状和在国外城市更新过程中衰退内城区的相似
之处和内在联系,借此借鉴国外城市更新运动中的经验,吸取教训,顺应更新运动中的规律
和趋向,在工业区配套设施建设中是大有裨益的。
深圳市产业升级,工业区下一步发展建设面临的一系列问题,如:后勤设施缺乏、原先
发展建设模式和理论已不适用当前情况,以及工业区经济局部上不去等,必须跳出以往仅从
工业区建设的视角来考虑,以一种全新的角度和思路,从城市更新角度,用总体的可持续发
展观来审视工业区的发展建设,实现工业区的可持续发展和自我造血功能。为政策的制定者
提供理论支持和政策建议,探索适合桃源街道工业区的建设理论,同时也为其他地区的工业
区发展提供一个参考,并为深圳共建和谐社会尽一分力。

【Abstract】This paper summarizes the rule and the trend of city renewal movement, from
the development evolution in western modern city renewal movement, and utilizes the contrast
analytic method, obtains the industrial district current situation, the similarity and intrinsic
association, in decline of inside city area of the overseas city renewal process. The model
experience, the absorption lesson, complied with the rule and the trend, is of great help in the
industrial district necessary facility construction.
Along with the industrial upgrading of Shenzhen, the development of industrial district
construction faces a series of questions. For example: The facility lacked, the construction pattern
has not been suitable the current situation, as well as the industrial district economy partially
