保安工作是办公楼管理的一个重要方面。人们常说“安全第一”，保安工作具有第一位的意义，只有办公楼的安全有了切实的保证，住户才能放心地在楼内工作。因而安全管理也是办公楼管理的一切基础性工作。门卫、巡逻、消防以及停车场管理等工作都属于安全管理的范畴。
（一）治安管理
1、治安工作的特点及主要任务
特点：
（1）以预防为主。无论是治安也好，消防也好，都应贯彻预防为主的指导思想。不出事故，不出案子，是保安工作的根本目的，也是衡量保安工作绩效大小的主要标准。
（2）大楼保安与社会治安紧密联系。一个楼宇的安全状况是整个社会治安工作的一部分，因此办公楼的保安工作离不开社会，离不开政府公安部门，这是保安工作最明显的一个特点。
（3）服务性强。从本质上看，保安就是服务，即提供保安服务。作为保安人员，要树立“服务第一、用户至上”的思想，既要保持公安人员的警惕性，又要有服务人员的和颜悦色；既要坚持原则，按制度办事，又要文明礼貌，乐于助人。
（4）、软件与硬件同时抓。一个大楼保安工作的好坏，既要靠软件也要靠硬件，我们一方面要不断提高保安队伍的素质，另一方面要抓好保安设施的建设，建立完善的保安系统和消防报警系统。
主要任务：
（1）门卫工作。着装整齐，维持大门口秩序，疏导交通车辆，为客人开门、咨询指引楼内方位及提送行李等，同时应注意进出人员中的犯罪分子，防止各类案件的发生。
