毕业论文题目:沈阳地铁对利的交 通方式,除了便利出行以外也会对于发展中的老工业基地的经济走向产生重要的影 响。笔者认为,预测城市地铁线路周边的房价变化要从以下几个方面入手:地铁发展, 交通改善,沈阳实际、经济全局来综合考虑对于房价的刺激作用。其中每一个方面的 变化都势必会左右整个城市经济,而地铁周边的房价走向则足可以从根本上反映出地 铁对于各个方面的影响。沈阳地铁现有地铁一号线、地铁二号线两条线路载客运营中, 而九号线和十号线正在修建之中。沈阳地铁作为现今沈阳市中最为便利的交通方式, 不仅会对城市化进程起到推动作用,而且会引起地铁周边房地产价格的变化。本文首 先阐述了房地产价值的影响因素,进而分析沈阳地铁通过对区位因素和行政因素的改 变来影响沈阳的房地产价值,最后系统分析了地铁对沿线房地产价值影响。

Abstract
Shenyang is one of the most important cities in the northeast area, and it is the earliest manufactural and heavy industrial base in China. Shenyang is the capital city of Liaoning province, which is the economic and cultural exchange center in the northeast of China. In 2013, Shenyang is classified as Chinese new first-tier cities with its good economic base, convenient transportation and the unique charm of the city. The Shenyang Metro is the railway transit system in Shenyang, the capital city of Liaoning Province. The first subway line was operated in September 27, 2010, and Shenyang becomes the seventh city having the railway system in Chinese mainland after Beijing, Tianjin, Shanghai, Guangzhou, Shenzhen and Nanjing. The operation of the subway has put vibrant new blood into the city. Underground which is a set of many advantages of convenient transportation in the modern society, can not only bring the convenience of travelling outside, but also make great influence for the development of the economy of the old industrial base. The author predicts the possible changes in housing prices around the subway of Shenyang from the following several aspects, such as subway development, traffic improvement, the stimulation of the reality and economy of Shenyang for the housing prices. Every aspect of the change is bound to affect the entire city economy, and housing prices surround the subway can fundamentally reflect the influences of various aspects of the subway.
