摘要
自我国改革开放以来,社会经济的加快发展,以及的不断提高,房地产行业也如雨后春笋般发展起来。大部分城市居民开始通过购买商品房来提高生活质量,改善居住条件。与此同时,市场经济中也衍生了与房地产相关的服务产业,即物业管理行业。特别是近些年来,各类物业管理企业琳琅满目,竞争也愈加激烈,再加上业主们对物业服务要求越来越高,期望能够得到物业管理企业提供的高水平物业管理服务,这一系列的情况都迫使物业管理公司必须适应当前社会的快节奏发展、满足业主的要求以及提高自身专业化和智能化的物业服务水平,这就需要物业管理企业的管理者能够明确企业的发展目标,并根据当前市场的期望与需求,对自身的服务水平与能力进行提升,准确把握物业管理公司的定位,制定出符合企业发展的竞争战略,这样才能够在激烈的市场竞争中展现自身的优势,避开外部威胁,从而立于不败之地。
本文以HH物业管理公司为研究对象,分析HH物业管理公司的发展现状与经营环境,运用SWOT分析法找出HH物业管理公司的竞争优势与劣势,以及可能在经营中面临的威胁,通过分析HH物业管理公司的竞争对手和竞争环境,对公司所处的经济社会背景、行业发展趋势以及企业文化等方面进行深度剖析,在此基础上提出适合HH物业管理公司的竞争战略,从而为该公司的可持续经营与发展打下坚实的基础。
