摘要
为深入了解宿州市物业管理企业用工状况的现状,笔者采用了问卷调查法、电话访谈法、网页数据查询法和重点访谈的方式对在宿州市房地产管理局物业管理科备案的50家物业管理公司进行了调查,根据调查结果,对宿州市物业管理企业的基本信息如规模、资质、人数进行了统计,重点访问了各公司员工的年龄层次、学历结构、物业管理持证上岗人数、员工来源、离职员工去向、流动率大的工种以及物业公司的人力资源各模块实施情况,并进行了数据整理。在此基础上,本着没有实践就没有发言权的调研精神,结合最新的人力资源管理理念,对员工基本情况进行分析;从宿州市物业管理行业的人力资源开发与管理的现状出发,探索适合中部地区中小城市物业管理企业用工的合理模式及发展对策。

Abstract
Urban District Building Administration (UDBA) is different from the traditional government-employee building administration. UBDA is a new thing which is emerging since reforming and opening industrialization and urbanization,as a new type building administration,holds the characteristics of socialization,specialization,regularization etc,so UDBA is a new academic ways of questionnaires,telephone interviews, web data querying and so on,the basic informations of Suzhou City property panies,such as the scale of pany,management qualification,number of employees,are obtained in the process of ,it focuses on investigating ages distribution situation,degree level,the number of employees who have property managation certificates,source of employees,termination of former employees,post having more mobility, and implementation situation of human resources various modules. On the basis of these survey data,it analyses the fundamental state of affairs of bining with the latest theory of human resource management. Finally,it explores some reasonable models and developm
