摘要
近几年内,潍坊市的房地产仍将有一个相对活跃时期。政策优势和区位优势还有大
量的市场需求,为虞新花园虞河园的开发建设提供了有利的契机和社会环境。但是房地
产项目具有周期长、投资大以及不确定性因素多等特点,因此,以项目风险管理理论为
基础,建立客观全面的评价指标体系,对房地产项目进行风险评价与管理,显得尤为重
要。所以本文对虞河园房地产项目风险管理研究具有理论和实践价值。
本文首先对房地产项目研究的理论基础及研究方法进行了综述,房地产项目主要风
险包括市场风险、财务风险、技术风险、施工风险、环境和生态风险以及节能风险,通
过比较多种风险评价方法发现,模糊综合评价法在分析项目总体风险状况时具有优势。
本文在对潍坊市虞新花园虞河园房地产项目的规模、建设单位、自然条件和建设方
案进行深入分析的基础上,对项目风险进行识别,提出二十种影响项目的风险因子,并
建立风险评价指标体系。
通过模糊综合评价法对虞河园房地产项目进行风险评价发现,该项目总体风险等级
属于一般风险,可以进行投资,但是仍具有一定风险,需要采取必要的风险应对措施。

Study on Risk Management of Real Estate Project for Yuxin
garden in Weifang
Abstract
In recent years, the real estate of Weifang will still have a relatively active period. Policy
advantages, locational advantages, and the huge market provide a very favorable
opportunity and social environment for the development construction of Yuhe garden.
However the real estate project has disadvantages such as a long cycle, high investment and
uncertainty .Therefore, establishing an prehensive evaluation system and
using a scientific assessment method, which is particularly important for evaluation and risk
management for real estate. Therefore, the real estate project risk management researching
of this paper has theoretical and practical value for Yuheyuan.
First, the theoretical basis of real estate projects and research method were reviewed. The
major risk of real estate projects are market risk, financial risk, technical risk, construction
risk, environmental and ecological risks and energy risk. It could be found that fuzzy
comprehensive evaluation method has advantages in analyzing the overall situation of
project risk paring with other evolution methods.
This paper deeply analyzed the risk management of real estate project
