厦门大学硕士学位论文 BL商业地产公司竞争战略研究姓名:赵浣淳申请学位级别:硕士专业:工商管理指导教师:郭霖 20070601 论文摘要论文摘要本文主要目的在于研究BL商业地产公司的发展战略。在借鉴国外商业地产的有关理论研究成果和企业经验,结合战略管理相关理论详尽分析了中国商业地产发展的外部宏观环境、产业环境,以及BL商业地产公司发展商业地产的内部状况的基础上,利用SWOT分析、波特五力竞争模型等理论分析工具,得出备选的战略,最后利用QSPM模型进行战略评估。根据评估结果,提出公司的竞争战略为:继续坚持现有的“商业综合体”产品开发模式;立足现有项目,继续向二、三线城市发展;坚持走规划理念创新、设计创新、业念组合创新的路子;完善内部管理,转变劣势,坚持走基业长青的发展道路。在文章的最后,介绍了BL商业地产公司的战略目标,并重点阐述了BL商业地产公司战略实施的保障,包括资源保障,人力资源管理制度建设,企业信息化建设以及企业文化建设工作。同时由于战略制订所基于的前提一外部环境与企业内部条件是动态变化的,因此对战略的管理、修订与发展成为企业战略管理必不可少的重要工作。关键词:商业地产; 战略管理; BL商业地产公司 Abstract Abstract This articlemainly benefits fromsome researching achievements mercial property from outside and inside country and the experiences ofenterprises, combining with concerning theoriesofstrategy management, analyzing macro environment, industryenvironment ofthedevelopment of mercial property and theinnercondition pany.
