【摘  要】众筹筑屋作为一种全新的房地产组织形式，一经投入市场，就受到广大消费者的青睐。在这种建设方案中，应考虑到住宅的预期收益率、成本率等诸多因素。研究众筹集资建房方案的优化设计，对于提高方案的可行性和投资回报率具有非常重要的意义。论文从参筹者的购买意愿和投资回报率两个角度，建立了相应的多变量整数规划模型。
【Abstract】As a new organization form of real estate， crowdfunding housing construction is favored by consumers once it is put into the market. In this kind of construction scheme， many factors， such as the required rate of return and the cost rate of the housing， should be considered. It is of great significance to study the optimal design of the scheme of crowdfunding housing construction for improving t
he feasibility of the scheme and the rate of return on investment. The paper establishes the corresponding multi-variable integer programming model from the two perspectives of the fundraisers' purchase intention and the rate of return on investment.

1 众筹筑屋问题阐述
“众筹”一词在当今社会比较流行，意为大规模集资或大规模融资，公众通过互联网平台投资项目。只要是群众感兴趣或者喜欢的项目，都可以通过众筹这种方式进行筹资，获得项目启动的第一桶金，所以这种融资模式为很多小本经营的商家或者创业者提供了资金保障。
在当今互联网时代，作为一种新型的房地产形式呈现在公众视野的众筹筑屋，显然是一种更为新鲜和开放的房地产规划模式。这种模式是在建筑设计阶段就采取更为优惠的政策吸引用户的关注，房屋各方面的价格会比市场价大幅降低，从而吸引公众的关注，达到融资的目的。感
