摘要
2010 年上半年以来,房价继续高涨,引起社会各界的高度关注,政府紧急
出台了一系列调控政策,力图有效遏制房价的快速上涨。在这种时代背景下,
学术界需要加大对商品住宅价格的研究力度,得出科学有效的研究结论。研究
商品住宅价格的核心问题就是要解决商品住宅价格影响因素问题。本文选取青
岛市进行实证研究,构建了青岛市商品住宅价格影响因素指标体系,对青岛市
商品住宅价格的特殊影响因素:海洋因素、旅游因素、港口因素等进行了详细
的理论阐述和数量分析,并得出了它们对青岛市商品住宅价格的影响系数,主

笔者通过大量文献综述以及理论阅读,结合青岛市的城市特征,构建了青
岛市商品住宅价格影响因素指标体系,其中不但包括影响商品住宅价格的一般
因素,还包括青岛市的特殊影响因素。

通过收集相关数据进行实证研究,得出本文的数量分析结果,包括重要影
响因素对青岛市商品住宅价格影响程度。几个特殊影响因素的数量分析结果为:
国内旅游收入对住宅价格的影响系数 ,即国内旅游收入每增加亿元,住
宅价格指数上升 ;入境旅游收入对住宅价格的影响系数为:,即入
境旅游收入每增加亿元,住宅价格指数上升 ;口岸进出口总额对住宅价
格的影响系数为:,即进出口总额每增加亿美元,住宅价格指数上升
。
本文选取青岛市作为实证研究对象具有代表性,研究结果对其他海滨旅游
城市房价研究具有重要的借鉴意义,对政府制定调控政策具有一定参考价值。

Abstract
Since the first half of 2010, housing prices continue to rise, causing great concern in the
community, the Government introduced a series of control policies as soon as possible, trying to
effectively curb the rapid rise in housing prices. In this background, academics need to increase the
price mercial housing efforts to draw valid scientific conclusions. The core problem of
commercial housing prices is to have a clear understanding modity housing price factors.
This thesis selects Qingdao to have an empirical study, mercial housing price index system
factors of Qingdao, include of the special factors that affecting prices mercial residential
buildings in Qingdao: marine factors, travel factors, ports and other factors described in detail the
theory and quantitative analysis, and reached mercial housing prices in Qingdao City of
coefficients. In this paper, as follows:
1. Built system of influencing factors mercial housing prices in Qingdao.
Through extensive literature review and reading a mass of theories, combining the city features
of Qingdao, mercial housing price index syst
