淮北市住宅用地容积率与地价关系的研究

摘要
作为城市规划重要内容的容积率, 在一定程度上对地价有着决定性的影响。本文在国内外学者对容积率与城市住宅用地价格之间的关系和作用机制的研究基础上,应用城市规划学理论和城市土地经济学理论,结合容积率对城市住宅用地地价影响的一般规律,以淮北市为例,对淮北市部分住宅用地地价和统计率数据进行分析,并与容积率与住宅用地地价的理论关系进行比较,得出具有地方特色的容积率对住宅用地地价的影响规律,阐述了两者之间的关系。通过研究得知:淮北市住宅用地地价和容积率的关系紧密,住宅用地的容积率还偏低,土地利用水平不高,土地的经济价值没有完全显现出来。

ABSTRACT
Floor area ratio, as one of the most important parts in urban planning, in some sense plays a decisive role in premium. Based on the research of the scholars at home and abroad on the relationship between floor area and premium of residential use and mechanism of action, and the theories of applied urban planning and urban land economics, together with the regular rule of the influence of the floor area ratio on the floor price of urban residential use, this article takes Huaibei City as an example and by analyzing the premium of part of the urban residential use and statistical data in Huaibei, paring the theoretical relationship between floor area ratio and the floor price of residential use, finds the localized regular pattern of the influence of the floor area ratio on the floor price of residential use and clarifies the relationship between each other. Based on the research, it can be concluded that the relationship between the floor price of residential use and floor area ratio in Huaibei is conspicuous, the floor area ratio for residential use is rather low, the land hasn’t been fully developed and the economic value of the land has not been fully revealed either.
