金融危机背景下我国房地产信贷面临的风险与对策
摘要
近年来,随着我国房地产行业的快速发展,为房地产行业发展提供资金的房地产信贷行业也呈现出了快速发展的态势,由于该行业融资形式较为单一,其资金来源主要依赖银行贷款,商业银行间接成为房地产风险的主要承担者。但是目前房地产行业已经出现了泡沫,房地产贷款余额越高银行对房地产信贷的依赖越大,泡沫破灭时遭受的损失也就越大。针对这样的经济现状突显了控制房地产信贷风险的紧迫性和必要性。本文在分析房地产信贷风险的基础上,提出了我国房地产信贷风险控制的措施。防范房地产信贷风险,不仅是房地产业和房地产金融业稳定和发展的要求,而且对整个金融业和国民经济的稳定和发展也至关重要。
