摘要
城镇化发展主要体现在发展速度与发展质量两方面。随着城镇化发展速度的加快和城
镇化发展质量的不断提高,对房地产的需求不断增加,从而驱动着房地产业的不断发展。
房地产业在发展过程中,要根据城镇化发展趋势,合理把握房地产业的发展规模和速度,
以实现我国城镇化与房地产业的协调发展。
本文从城镇化发展速度与质量两方面全面系统地研究了我国城镇化发展对房地产业
的影响,主要研究内容包括以下部分:
第一章分析了城镇化对房地产业影响的研究背景、研究意义以及国内外研究现状,阐
述了论文的研究内容、研究方法以及创新点。
第二章界定城镇化的概念与内涵,分析我国城镇化发展速度与质量。对城镇化发展速
度的分析包括城镇化率和城镇数量两方面的分析,对城镇化质量的分析包括城镇化质量内
涵、城镇化质量评价指标和评价方法的介绍以及我国城镇化发展质量中存在问题的阐述。
第三章阐述房地产业在国民经济中的重要地位和作用,分析我国房地产业发展状况及
发展过程中存在的主要问题。
第四章运用协整检验和格兰杰因果关系检验研究我国城镇化发展速度对房地产业发
展的影响,研究结果表明,我国城镇化发展速度是房地产需求、房地产价格以及房地产投
资的格兰杰原因,即我国城镇化发展速度对房地产业发展具有显著的影响。
第五章运用主成分分析法筛选与房地产业相关的城镇化发展质量指标以及对房地产
业发展水平进行综合评价,然后通过以城镇化发展质量指标为自变量,以房地产业发展水
平综合评价值为因变量的通径分析,得出我国城镇化发展质量指标对房地产业发展的直接
与间接作用系数,建立两者的多元回归模型,分析我国城镇化发展质量对房地产业发展的
影响。
第六章总结论文的研究结论,提出促进我国城镇化与房地产业协调发展的政策建议。

Abstract
The development of urbanization is mainly reflected in speed and quality. With the
accelerating of urbanization speed and the improvement of urbanization quality, the demand for
real estate increases gradually, this drives the sustainable development of the real estate industry.
In order to achieve the coordination of Chinese urbanization and the real estate industry, we
should control the scale and speed of the development of real estate industry reasonably.
This paper analyzes the influence of Chinese urbanization on the real estate industry
comprehensively from the speed and quality of urbanization, the main contents include the
following chapters.
Chapter 1 analyzes the research background, the research significance and the present
research situation at home and abroad about the influence of the development of urbanization on
the real estate industry and elaborates the main contents, research methods and innovation of the
article.
