摘要
随着中国国民经济的提升,2012年中国房地产投资总额、施工面积、新开工面积、竣工面积、土地购置面积、商品房销售面积等一系列相关指标增幅都出现了较大幅度的增长。然而,透过市场观望气氛浓重的表象,伴随着住房市场化货币化的深入、城市化进程的推进、人均收入的提高、对外开放的扩大等宏观大环境良好的发展态势,需求旺盛、潜力巨大仍然是现阶段我国房地产市场需求的基本特征。
但是我国房地产市场需求问题上表现却主要是基本性需求不能有效得到保障,投机性需求严重导致房价居高不下,影响了改善性需求和投资性需求。而造成房地产市场需求问题的深层次原因主要是制度不完善、居民收入水平差距过大、房地产商品在供给上的垄断性等。针对上述原因,本文调研某一个区域的消费者房地产市场消费需求,提出一个改善当地房地产需求的对策。

Abstract
With the upgrading of China's national economy, in 2012 the total investment in real estate, construction area, new construction area, completion of the area, the land acquisition area, real estate sales area of a series of relevant indicators of growth are more substantial growth. However, through the thick atmosphere of the market waiting to see the appearance, along with the deepening of the housing market, ization, urbanization process moves forward, the per capita e rises, the opening of the enlargement of the macro environment a good development trend, demand, has great potential is still the basic characteristics of this stage of China's real estate market needs.
But the performance is the main basic needs can not be effectively guaranteed, speculative demand serious cause prices to remain high, affecting to improve the demand and investment demand on the issue of China's real estate market demand.
