本科毕业论文(设计) 课题名称广东省房价的影响因素研究学院经济与统计学院专业金融(二) 班级名称 131 学生姓名蔡韵琳学号 S205300067 指导教师陈孝明完成日期 2015 年4月 30日教务处制广东省房价的影响因素研究摘要广东省经济处于全国的领跑地位, 房价也是居高不下。高房价增加了广东省居民的生活成本,很多中低层收入群一生奔波但还是买不起房,高房价已经从一个经济问题上升到成为社会问题。本文主要目的是探究影响广东省房价的因素,在众多的影响因素中,选取人口因素、人均国内生产总值,人均可支配收入和金融机构的贷款余额进行因素研究。研究工具使用具备强大的数据处理和图形表达功能的EViews 6 对各因子进行多元回归的数据分析, 得出广东省房价与之的关系和影响系数。关键词广东省,房价,影响因素 Study on the I nfluencing F actors of Guang d ong P rovince ’s Housing P rices ABSTRACT Guangdong Province isa leader in the national economy and the price is high. H igh housing prices in Guangdong Province increase the cost of living , therefore m any middle and lower e groups contribute their life but still not to afford a house. It has risen from an economic problem toa social problem. In brief, t he main purpose of this paper is to explore the influence factors inclu ding population, per GDP, per disposable e and the balance of loans of financial institutions of Guangdong Province in housing prices .T he tool with powerful data processing and graphic expression function of EViews 6 study on the factor s to carry on the multiple regression data . Finally, the paper will study the relationship between the Guangdong Province price and the influence coefficient.
