摘要
房地产项目是一种高投资、高风险的投资行为,具有投资大、工期长、不可预见的因素多等特点,因此,在项目建设过程中,项目各参与方均不可避免地面临各种风险,如果不加防范及进行有效地管理,将会影响项目建设者的顺利进行,甚至酿成严重后果,因此项目在建设过程中的风险控制显得尤其重要。
本文选取了在风险体系中,针对投资项目风险影响比较大的几类风险,其中包括,相关的法律法规政策风险,项目的决策风险,项目的投资支持能力的风险,项目的质量风险,合约履行风险,项目建设的“创新”风险,加以详细论述,然后,针对以上的风险提出了投资项目风险管理控制策略。最后,本文运用项目的风险的识别理论对x住宅项目进行风险分析,针对住宅项目存在的问题,提出了X住宅投资项目风险管理控制策略。

Abstract

This selected works took in the risk system and aim at investment item risk to control management pare bigger several risk to take into as, related policy risk of the law laws, the decision risk of item, the investment of the item support the risk of ability, the quality risk of item, the contract implements risk, item construction of "innovation" risk, take into detailed treatise, then, to above risk put forward investment item risk management to control , the identify of risk theories of this text usage item carries on risk analysis to the x residence item, aim at the problem of item existence and put forward the X residence item risk mana
