Abstract
In recent years, with Chinese rapid economic development, the acceleration of the
process of urban transformation being boosted, urban housing demolition enteres a rapid
development stage. Urban housing demolition develops with urban development and
construction. Urban housing demolition is beneficial to reasonable utilization of land
resources, the improvement of the people's living quality,the improvement of urban
ecological environment, the development of city economy.
However, because relative legal system is not perfect, remove behavior of government
is not standardized, social security system is not perfect, and pensation is
non-market-orientation, there are many disputes in the urban housing demolition. The key
to the question is the core problem of house demolition---- work of
compensation of urban housing demolition is a enormous system project, involving in
legislation, judicature,administration, market assessment, and so on. The ess or failure
pensation has strong relation with the urban planning strategy and es a focus
of the government and the , I choose the subject of pensation of
urban housing demolition. Here the article below devotes 5 main parts to the research of
the house pensation system. The first part mainly focuses on selected topic
background, the research significance, the present research status at home and abroad,
major contents of the research. The second part studies on theories pensation
problem of urban housing demolition from land rent theory,land price theory, game theory.
The third part argues some problems and analysises on reasons of problems. The fourth
part puts forward serialization of suggestion from the law angle, the administrative view,
the social perspective, and the market angle. The final part summarizes and predictes on
the paper.
